Commercial Buildings & Pole Buildings

Commercial construction projects, including new commercial pole buildings, are subject to additional building and zoning requirements because they are commercial-use structures rather than residential or agricultural accessory buildings.

In addition to the standard building permit application requirements listed above, applicants should be prepared to provide:

• Site Plan – Showing property lines, existing and proposed structures, building location, setbacks, access points, parking areas, and other applicable site improvements.
• Complete Building Plans – Detailed construction plans showing the proposed building design, dimensions, structural components, materials, floor plan, elevations, and intended use.
• Structural Information – Commercial pole buildings may require engineered plans or structural documentation demonstrating compliance with applicable building code requirements.
• Building Use & Occupancy – The proposed use of the building must be identified so the Building Inspector can determine the applicable occupancy classification and code requirements.
• Project Valuation & Size – Include the total project valuation, building dimensions, square footage, and other requested project information.
• Contractor Information – Contractor and applicable licensing information must be provided.
• Zoning & Setback Review – The proposed building location and use must comply with applicable City zoning requirements, including required setbacks.
• Additional Permits & Plans – Depending on the project, separate or additional information may be required for plumbing, mechanical, electrical, fire protection, accessibility, parking, drainage, or other site and building improvements.

Please Note: Commercial building requirements can vary significantly depending on the proposed use, size, location, and type of construction. Additional plans, engineering, or documentation may be required during the review process.

Applicants planning a new commercial building or pole building are encouraged to contact the City before purchasing materials or beginning construction to determine what permits, plans, and approvals will be required for the proposed project.

Construction may not begin until all required permits and approvals have been issued.
